Project overview
BB7 were appointed to provide a Fire Strategy, Disability Access Strategy Design, Fire Safety Certificate Application, Disability Aces Certificate Application and Site Inspection and Certification (Assigned Certifier).
Project scope
Bray Town Centre is a Main Street development in the heart of Bray, Co. Wicklow. It mainly consists of mixed-use retail, leisure and restaurants with two levels of underground parking. Tenants to include 5 Screen Stella Cinema, a luxury 10 Pin bowling alley, Bert’s Bowl, Elephant & Castle and Wowburger. When completed, the development will be the primary focus of the town of Bray.


The BB7 response
Fire Safety Strategy Design – Working closely with the Architect to ensure that the design intent can be realised in terms of compliance with Part B of Building Regulations – at Bray Town Centre, as there are many different uses interlinked.
Disability Access Strategy Design – Identifying and quantifying any approvals risk at Disability Access Certificate application stage and outlining potential fallback solutions.
Fire Safety Certificate Application & Disability Access Certificate Application – As part of the application process, it was critical that good communication was maintained between the Fire Engineer / Access Consultant and Fire Officer / Disability Access Officer dealing with the applications.
Site Inspection and Certification – Our role during the construction phase is outlined as follows:
Creation of Preliminary Inspection Plan for integration into the Assigned Certifier’s Inspection Plan; Consultation with the Contractor to review and approve technical submittals, materials, method statements and certification for the various access elements of construction; Periodic inspections and technical meetings, reporting to the design team and contractor; Review of interior design features to ensure finishes, fittings and hardware are Part M compliant; Review and approval of all contractor / sub-contractor certification; Provision of Chartered Engineer’s Ancillary Certificates for the project’s Assigned Certifier.

A Fire & Access Strategy Design was developed to allow for flexibility for both the base build design and potential design changes/alterations that may be required for the client to secure incoming tenants. The BB7 team worked continuously with the design team during both the initial design stage, and with the design team and contractor during the construction stage. The Fire & Access Strategy Design was also developed to give consideration to future expansion at the development with flexibility and allowances in the design that will permit additional works to tie in effortlessly with the
current project.
