An experienced team

Eoin is a Director with BB7, working from the Belfast Office. He has over 14 years of experience in a vast range of sectors covering over 500 projects and working with many well-known contractors and architects. He has grown teams and worked on award-winning projects throughout Britain, Northern Ireland, and the Republic of Ireland.

Eoin was based in London for 13 years, leading Fire Engineering teams with Bureau Veritas/Fusion Fire Engineering. He moved to Belfast in 2019 to set up a Belfast Office and expand the London Office for Goldsmith Engineering, which was later acquired by BB7 in 2020.

Eoin has a strong interest in growing teams, teaching younger members of staff and increasing their competency. He specialises in ‘Fire Engineered Solutions’ using current research, calculations from first principles, Computational Fluid Dynamics (CFD) and relevant guidance documents.

With Bureau Veritas/Fusion Fire Engineering, Eoin joined the small practice, helped it expand, and heavily contributed to growing its reputation, progressing up to working with world-renowned architects, contractors, and projects. Whilst understanding Client’s needs, he maintains a strong emphasis on keeping solutions simple and practical for architecture, construction, and management during the life of the building.

With an electrical engineering background, complimented by a postgraduate Master of Science (MSc) in Fire and Explosion Engineering, Shane is a well respected Director at BB7.  His experience as a consulting engineer spans residential, to commercial use and both national and international projects.

Shane manages a large team in our Chatham office, undertaking complex engineering studies utilising computational fluid dynamics, zone modelling and fire engineering calculations. He is a seasoned project leader working through all seven RIBA stages and a proven negotiator with approving authorities.

Rebecca joined BB7 in 2020 during the pandemic and has remained steadfast in growing the marketing function. With her experience in the tech industry (Over 12 years) in roles such as campaign manager, digital lead, and Brand marketer, she has a wealth of knowledge across all marketing disciplines to enable the department to shape the future of BB7. Rebecca briefly worked in the construction industry before joining BB7 which gave her insight into the dynamic nature of the industry, and to ensure she is attuned to the sector Rebecca has spent many days shadowing our technical team to understand their day-to-day work on-site and develop rapport with clients.

As a dedicated CIM professional and with her passion for the business, Rebecca is keen to demonstrate positive results. Since joining BB7 many changes have ensued including the brand revamp, a new website, and the wealth of client collateral has grown. Rebecca is always looking to further her studies and is currently undertaking her Leadership and Management qualification Level 5.

Gemma’s experience has spanned over 18 years with a background in Projects/Operations Lead and Office Management. Gemma has demonstrated her skills working in the Nuclear and Defence, Aerospace, Automotive industry, and Social Housing, as an effective and resourceful Manager. She has a proven track record for delivering results via effective team management and project management skills.

Gemma joined the Manchester office of BB7 in October 2020 and is responsible for managing the Business Support Team. Gemma motivates and manages her team on complex and innovative projects and can manage a varied workload. She is familiar with working with people at all levels, and has an excellent commercial approach to solving problems and developing business processes. Gemma supports other managers to drive teams and ensure they strive to do the best job possible and aims to create a motivated and happy team, through one-to-one sessions and all-round support.

Gemma has strong management skills in Quality, Environmental, and Security methods with over 10 years of experience in Integrated Management Systems.

Outside of work, Gemma enjoys spending time with her little girl Scout, making sure she either has her ballet shoes or football boots at the ready. Alongside this, Gemma loves cooking and experimenting with different recipes, sometimes successful, sometimes not!

Paul joined BB7 as a Director in February 2022 with 20 years experience in the fire industry. His experiences range from:

Since joining BB7 Paul has worked closely with the OPEX team in implementing procedure changes throughout the business and worked closely with the ROI in revenue generation, project efficiency, resources allocation, recruitment, and business development in the region.

Future objectives include –  utilising his experience in strategic leadership, and his ability to visualize, plan, lead, and ensure efficiency out of resources to execute strategies efficiently to achieve success throughout BB7.

Steve has significant fire safety and Building Regulations knowledge which is why he is the right man to head BB7’s major projects. His experience enables him to provide cost effective solutions for our clients, reducing approval risk with efficiency and increasing certainty during the design phase.

Steve’s the ‘go-to’ guy in the office credited with mentoring many our people throughout their early careers. He started his long career at the Greater London Council Building Regulations Division. He progressed from here to a successful career in the London Fire Brigade, Fire Safety Department. He gained a further 14 years’ experience here and reached the recognised rank of Station Officer (non-operational). He was involved in some prestigious projects during this period and became involved in a number of larger Section 20 developments, including the Tate Modern Gallery and GLA building. Prior to joining BB7, Steve was the Fire Engineering Manager at a large multi-national fire engineering consultancy and headed their major projects including the planning development stage at 20 Fenchurch Street. At BB7 Steve heads a number of our major projects.

Dominic is a Chartered Engineer with a specialism in fire engineering. and the director of the Glasgow office which serves the whole of Scotland as well as supporting other offices throughout the rest of the UK and Ireland.

Having worked at three different consultancies over a 16 year period, Dominic has a broad and sound knowledge of fire engineering within the construction industry in both existing buildings and as part of a design team for new developments.

Dominic was the second employee within BB7 and has been here since early 2010. He’s passionate about the people of BB7 , what we have achieved together and our ever-growing potential.

His years of experience have given him a broad base of both fire engineering and fire risk management. Dominic originally started his career specialising in CFD and smoke control, which provided him with a good grasp of fire engineering principles. He has also served on committees including British Standards.

He has experience in England, Scotland and the Middle East and has worked with NFPA, IBC and Saudi Arabia Building Codes.

Landmark projects include ‘One New Change’, ‘Marble Arch Place’ and part of the team who he was part of the team who worked on the ‘Dubai Metro’ ventilation systems.

Outside work Dominic loves the adventure of life and is most happy hiking the hills, camping with everything he needs packed into a backpack or panniers.

John is a Chartered Engineer specialising in fire engineering and fire assurance, with extensive experience evaluating and delivering fire safety engineering solutions across a broad range of sectors. His work focuses on the assessment, justification and application of fire safety engineering solutions that align with regulatory requirements and client objectives. John also sits on the BSI drafting committee for BS 9999 ‘Fire safety in the design, management and use of buildings – Code of practice’.

He is experienced in balancing life safety, business continuity and property protection with the wider design aspirations of each scheme, ensuring solutions remain practical, buildable and appropriate. His approach is informed by over 20 years’ experience working with fire safety and the associated regulatory framework, supporting effective collaboration with design teams and stakeholders.

Having successfully completed the ABBE Level 6 Award in External Wall Assessment, John supports the delivery of FRAEW and EWS1 assessments. He is also a Chartered Member of the Royal Institution of Chartered Surveyors, a Chartered Building Engineer with membership of the Chartered Association of Building Engineers, a member of the Institution of Fire Engineers, and holds an IFE and IFSM accredited diploma in Fire Stopping Inspection

Ray Quinn is a Director with BB7 specialising in fire safety engineering. For 20 years Ray has been providing fire safety engineering advice throughout the UK and Ireland with his early career spent in London.

Ray has provided fire engineering advice on a wide range of complex projects including mixed use developments, airport terminals, shopping centres, large healthcare and educational premises, high rise offices, apartments, hotel developments, historic buildings and large distribution warehousing. Ray has also provided specialist advice on the incorporation of atria in buildings.
Most recently, Ray has led the development of the fire engineering strategies on the new world class Cavendish III Physics Laboratories at Cambridge University (~£300M) and the new National Maternity Hospital in Dublin (~€300M). Ray also led the development of fire engineering strategies for a number of large schemes in Belfast’s Titanic Quarter including the iconic Titanic Belfast building (~£100M).
Ray has lectured on Human Behaviour in Fire, Fire Dynamics, Smoke Control in Complex Buildings, Fire Safety Engineering and Principles of Fire Safety in Healthcare Premises. He has been a part time lecturer in Fire Engineering Design at University of Ulster’s MSc Fire Safety Engineering course since 2004. Ray is a Chartered Engineer and a member of Engineers Ireland and the Institution of Fire Engineers.

William joined BB7 in 2017 to lead our business in Ireland and currently leads the Dublin Office. William previously worked for Arup for over 10 years. William holds a BSc and an MSc in Fire Engineering from Letterkenny Institute of Technology and the University of Ulster respectively.

He has in excess of 15 years’ experience which has been earned managing fire-related projects in Ireland, the UK, and throughout the world. William has developed and delivered fire strategies for buildings in Russia, Italy, Croatia, Belgium, The Netherlands, Turkey, Albania, Kazakhstan, Dubai, Abu Dhabi and Oman.

William has experience in all general building types (commercial, retail, hotels, residential, education, etc.) but has also gained experience in areas of specialised fire engineering which include stadiums, airports, and tunnels.

William has carried out numerous inspections on behalf of building owners, operators, managers, vendors, and prospective purchasers.  William is a Chartered Engineer with Engineers Ireland and the Institution of Fire Engineers with whom he also is a member of the Irish Branch council and performs the role of membership secretary.

William also enjoys speaking at conferences and is a visiting lecturer at Trinity College Dublin.

Michael joined BB7 at the beginning of 2025 as Director of Insurance Services, bringing over a decade of B2B experience, including the past six years within the construction industry.

He has extensive expertise in managing Latent Defects Insurance (LDI) and Insurance Backed Guarantee (IBG) requirements for developers, contractors, and housing associations across the UK. To date, he has overseen insurance cover in excess of £1.5 billion on projects spanning residential, social housing, and commercial sectors.

Michael leads our insurance services division, supporting clients through their construction journey by ensuring the right insurance solutions are in place.

Outside of work, Michael can often be found on the golf course, completing home DIY projects, or spending valuable time with his young family.

Liam has 19 years’ experience within the construction industry.

Starting his career in Edinburgh in 2006, as an Electrical Design Engineer, Liam moved to London in 2009 where he developed his skills as both a designer and consultant.

He began his Façade Access career in 2010, where he gained experience in the design, installation, and operation of Façade Access systems in a diverse range of market sectors within the UK and the Middle East.

Liam has an extensive knowledge of modern façade access equipment, with expertise in both Suspended Access Equipment (SAE) such as BMU’s as well as Rope Access Systems and Equipment.

Mandy Youssef is a multi-award-winning Director, who leads an array of talented Engineers within our London office and co-creator of our Graduate Program.

Mandy has worked on wide range of projects throughout the UK, ranging from complex artistic residential developments, shopping centre’s, hospitals, and transport infrastructure as well as 2022 City building of the year.

Her work includes public developments such as hospitals and railway stations as well as private developments and multinational company workspaces and hotels. As part of her role, Mandy provides bespoke fire strategies tailored to her clients’ building needs whilst providing in-depth solutions and support throughout project development and construction.

Landmark projects include The Minories, Waterloo Station, Natural History Museum, as well as the Royal Marsden Cancer Centre. Mandy is currently working towards her Chartered status.

Alongside her day-to-day duties, Mandy is our Talent Development Lead, she is responsible for our internal career development training programs, as well as nurturing and empowering both internal and external talents within the industry.

Beyond her professional endeavours, Mandy enjoys pursuing various hobbies and can often be found at the gym, and or engaging in physical activities that promote a healthy body and mind. Mandy is also an avid traveller, always seeking new destinations and cultural experiences to fuel her curiosity and creativity.

Camille is a chartered Facade Engineer with over 14 years experience delivering facade projects in all sectors. From her beginnings as a building physics specialist, she has developed her knowledge across all aspects of facade engineering to deliver high quality design.

Her experience ranges from design of the facade packages of Battersea Power Station to 2 Redman Place in Stratford, a BREEAM outstanding commercial development. Following the completion of the RICS Expert Witness course, she has been involved in forensic and investigative works. She now leads the BB7 Safer Building Design team, driving the interdisciplinary approach across the company’s fire and facade teams.

Camille is working at the Society of Facade Engineering to set up the Women’s networking group and volunteering in the Joint Competence Initiative for the Building Envelope (JCI) to develop basic competency testing for the Facade Industry.

Faye is an insurance professional with a BA (Hons) Financial Services degree, supported with 15 years underwriting experience. She has worked for recognised global insurers such as Zurich and CNA Hardy, specialising in Latent Defect Insurance and Insurance Backed Guarantees for the past decade.

Faye is dedicated to implementing compliant underwriting at competitive premiums whilst achieving positive loss ratios for insurers. She is committed to delivering complementary insurance products alongside the company’s current offering, expanding upon the existing client base and market reach.

Peter is an Associate Director with BB7 with nearly 20 years’ experience in the Construction Sector, specialising in fire safety engineering. Peter recently joined BB7 from a multi discipline company in London where he worked on some of the most complex, high-profile and unique schemes in the United Kingdom.

Peter holds a BSc (Hons) in Fire Engineering from Letterkenny Institute of Technology and successfully completed a MSc in Fire Engineering & Explosions at the University of Leeds in 2018 while working full time.

Peter has performed as a lead fire engineer on projects for numerous clients in the construction industry. His experience includes following projects through design, procurement, construction, turnover and close out. He has extensive experience of consulting with the Fire Authority and through his knowledge of the Building Regulations is able to reduce approvals and compliance risks.

Peter’s passion for construction led him into fire engineering. With invaluable site experience, he has developed an in-depth understanding on how buildings are constructed.

Peter’s approach is based on an understanding of design objectives that include life safety, business continuity and property protection. He is experienced in assessing and designing fire safety engineered solutions for a range of different buildings, ensuring the financial, aesthetic, and functional objectives of each scheme are met where possible, whilst maintaining a satisfactory level of fire safety. Peter has improved his knowledge and experience with Computer Fluid Dynamic Smoke Modelling to assist with this process which has provided him with a solid grasp of fire engineering principles.

Peter is an Associate member with the Institution of Fire Engineers and is in the final stages of his Chartered Engineer application.

Peter is a chartered surveyor and has extensive construction experience, working for main contractors, architectural practices and property management companies.

Peter’s specialism is in Building Control and Health and Safety consultancy and has completed these roles on a wide variety of projects from apartment developments, museums, schools, restaurants, and shopping centres.  Peter has a passion for the outdoors and has travelled to five continents.

Phevos is a Chartered Fire Engineer through the Institution of Fire Engineers (IFE), with over 10 years of experience across a broad range of projects. He holds an MSc in Fire and Explosion Engineering and a BSc in Civil and Environmental Engineering.

Specialising in complex commercial and residential developments, Phevos focuses on performance-based fire engineering solutions that align with client objectives and secure approval from relevant authorities. His expertise spans all project stages, from concept design through to construction.

Over the past decade, Phevos has developed a wide-ranging skillset through roles at three leading consultancies. He has a proven track record of delivering clear, practical, and regulatory-compliant fire strategies.

An advocate for clear communication, Phevos prioritises producing fire reports that are easily understood by clients, design teams, and approving authorities.

He has contributed to large-scale residential schemes comprising multiple blocks and has successfully delivered numerous London Plan Fire Statements and Gateway 1 submissions, with experience seeing projects through Gateway 2.

Originally based in London for much of his career, Phevos is now based in Cyprus, where he leads the local fire engineering team while maintaining an active presence in the UK through regular visits.

Adam is an Associate Director at BB7, based in the Dublin office since 2021. Before joining BB7, he earned a First-Class Honours degree in Engineering and has accumulated extensive experience in the fire industry since 2013.

As a lead engineer, Adam has worked on numerous projects for clients in the construction industry, overseeing the full lifecycle of projects from design and procurement to construction and completion. He has also conducted site inspections for both new and existing buildings, ensuring that all stages of the project adhere to the fire safety and regulatory standards.

His broad experience includes consulting with fire authorities and applying his expertise in Building Regulations to mitigate approval and compliance risks. This knowledge has given him a deep understanding of various construction types and best practices for building safety.

Adam’s passion for construction and complex designs naturally led him to specialize in fire engineering. With invaluable site experience, he has gained a comprehensive understanding of how buildings are constructed and how to integrate fire safety effectively.

His approach is rooted in a clear understanding of design objectives, including life safety, business continuity, and property protection. Adam is highly skilled in assessing and designing fire safety-engineered solutions tailored to the specific needs of each building, ensuring that financial, aesthetic, and functional goals are met without compromising fire safety. He has also worked on complex designs incorporating Computer Fluid Dynamic Smoke Modelling, further enhancing his expertise in fire engineering principles.

Jack is an Associate Director with BB7, having joined the company in 2015. With over a decade in fire engineering and seven years of operational experience as a firefighter.

Jack brings a unique perspective to the design and construction process, having delivered projects across all RIBA stages and disciplines including Fire Risk Management, Fire Design Engineering and Fire Assurance Services. His broad understanding of these areas enables him to provide an integrated, holistic approach to fire safety by bridging design intent, on-site practicalities and the realities of building management in occupation.

Jack has submitted his Chartered Engineer (CEng) application through the Institution of Fire Engineers and anticipates achieving professional registration by the end of the year.

Michael is a technical leader with over 11 years of expert knowledge on the application of fire engineering design and system installation expertise across the construction industry and is currently working on his Chartered Status. Drawing on a wealth of project experience, Michael can provide specialist fire engineering support on bespoke fire strategies undertaking tailored and complex solutions to both design and system-specific aspects of a project.

From project tendering and concept stage design principles, to developed and technical design strategies for complex, innovative fire engineered solutions, Michael has delivered professional services across the UK & Ireland. Leading approval process and implementing the design specifications into the construction procedures, and managing the system commissioning and handovers, Michael has been instrumental in providing specialist fire engineering consultancy.

Outside of work, Michael is a seasoned traveller with an interest in historic architecture and culture, and is often volunteering and working with local charities and organisations. He plays county standard badminton, and enjoys cycling, golf, table-tennis and spending time outdoors whenever he can.

Juan is a Technical Associate Director at BB7 with over eight years of professional industry experience and a decade collaborating with the Polytechnic University of Valencia (UPV). Juan has advised on projects across Ireland, the UK, and mainland Europe in a wide range of building types, including healthcare, mixed-use, residential, historic, and industrial facilities, spanning all project phases, from preplanning and design through on-site inspections, fire safety audits, and construction support. Juan is experienced in interpreting and applying European, Irish, and UK legislation, and is deeply familiar with the relevant Building Regulations guidance such as Technical Guidance Document B, BS 9999, BS 9991, PAS 79, and Eurocode Standards.

Currently, Juan is dedicating himself full-time to specialist structural fire engineering, where he employs advanced performance-based methods, such as three-dimensional fire dynamics simulations and non-linear finite element thermo-structural analyses, to assess structures under fire and optimise structural designs. This wide-ranging expertise, spanning both fire engineering and structural fire engineering, gives him a holistic understanding of building safety and regulations.

Juan is an active member of the structural fire engineering research community and has authored and co-authored several scientific papers on topics including the fire performance of civil infrastructures. He is currently a PhD candidate at the UPV, advising the university on complex modelling issues and supporting fellow researchers in the field. Whether working on new or existing buildings, Juan consistently identifies weaknesses in structural fire safety and provides tailored recommendations or remedial works to ensure robust, compliant fire strategies.

Przemyslaw Karol Federowski is an accomplished Facade Engineer with over 19 years of experience in the building envelope industry. His career spans work with leading cladding, window, and door manufacturers, curtain wall contractors, and facade consultancies, contributing to projects of varying scale and complexity, from bespoke high-end developments to large infrastructure schemes.

Specialising in refurbishments, remedial works, and recladding projects, Przemyslaw has developed extensive expertise in forensic building investigations, defect analysis, and fire safety within facade systems. His technical proficiency covers CAD design, building physics, metal fabrication, and construction, supported by a strong record in site monitoring and condition assessment of existing buildings.

Since May 2025, Przemyslaw has served as Associate Director at BB7, where he leads facade engineering projects and supports the delivery of innovative, safe, and efficient building envelope solutions. Previously, he held senior positions at WSP and CBRE, where he was responsible for design leadership, technical due diligence, and mentoring of engineering teams. A Member of the Institution of Engineering and Technology (IET), Przemyslaw holds a Bachelor of Science in Building Engineering, specialising in Passive House design, reflecting his commitment to sustainability and energy-efficient construction.

Kyle is an Associate Director at BB7 and principally specialises in fire engineering.  He is an associate member of the Institution of Fire Engineers and is an interim registrant in the Chartered Engineers section of the Engineering Council.  Kyle’s academic qualifications include a BSc (Hons) degree in Building Engineering and Materials, a MSc degree in Fire Safety Engineering, and a LLM degree in Construction Law and Adjudication.

Kyle has over eight years’ experience working in fire safety engineering and two further years’ part-time experience assisting with the installation of fire alarm systems.  He is responsible for overseeing the delivery of large and/or complex projects throughout the United Kingdom from inception to hand-over.  Most recently, he led the development and implementation of the fire strategy at Loft Lines, Titanic Quarter. Key competencies include development and implementation of fire strategies, first principles fire-engineering analyses, and construction stage technical support.

Kyle also regularly lectures on the MSc Fire Safety Engineering course at Ulster University and assists with the delivery of the fire engineering design module.  Kyle is currently working towards Chartered Engineer status.

Ian is a highly experienced individual in all main aspects of Passive and Structural Fire Protection with 18 years’ experience and an in-depth knowledge of standard installation details from the main material manufacturers. Within the past 21 years he has worked on many large construction projects such as The Queen Margaret University Hospital, Forth Valley Acute Hospital, Faslane Naval Base, amongst others. He has worked on many domestic sites such as the refurbishment of sheltered housing, nursing homes, public housing and the refurbishment of 16 Edinburgh schools.

Since joining BB7 as a Fire Surveyor working within the Glasgow Assurance department, he has been promoted to Associate Director and now manages the Glasgow Assurance department with a team of 8 surveyors. He is a full member of the Chartered Institute of Builders and holds the title of Chartered Construction Manager.
