Project overview
BB7 were commissioned by Downing Property Services to develop the fire strategy for the Centre for Creative Arts.
Project scope
The Centre for Creative Arts, a £75 million project for Leeds Beckett University. The already complete development consists of ten stories plus two basement levels rising more than 30m in height above ground. The centre is to be provided with two atriums; the largest connecting the fourth floor with the lowest basement level. The significant floor space in the development is to be utilised for theatres, a cinema, a number of teaching spaces and media and performance studios.


The BB7 response
We developed fire-engineered solutions to permit extended travel distances around the centre, reduced escape distances past open floor connections in the atrium and the use of active fire protection systems to permit the removal of passive fire protection elements to fire-fighting shafts. Due to the arrangement of the basement, a complex ventilation strategy was developed to serve both levels of the basement including automatic smoke vents, atrium ventilation and smoke breakout panels.
Benefits of service
The team optimised the clients time through producing a bespoke fire strategy for the
Centre for Creative Arts. Subsequently, this enabled the clients vision for the premise to be open and spacious, whilst preventing any impact to the fire safety to the university and its students.
The occupancy within the development has been maximised to it’s full potential. This
was achieved through the provision of an Evacuation lift, to aid in the evacuation on non-ambulant persons.
Due to our expertise and experience we were able to support the client to achieve their solution without comprising on creativity and design.
